Larkspur is a small agency for homes with character: old brick family houses, quiet modern villas, lofts with a long view. We prepare, photograph and show every home ourselves, and only take on as many as we can look after properly.

Buyers decide in the first few minutes, online and at the door. We make sure those minutes are calm, bright and true to the house.

    A short list of repairs, a florist, a cleaner and a stylist, arranged and supervised by us.

    Shot in the best light of the day by photographers who mostly work on architecture.

    Private viewings

    One household at a time, by appointment, always with the listing agent present.

    Considered pricing

    A price grounded in recent sales nearby, explained to you in writing before launch.

Our fee is agreed in writing, and you pay nothing unless your home sells.

Are your viewings private?

Always. One household at a time, by appointment, with the listing agent there to answer every question.

Do you have homes that are not advertised?

Yes. Some sellers prefer a quiet sale, so a few of our homes are only shown to registered buyers. Tell us what you are looking for and we will let you know.

How do you choose the homes you take on?

We look for homes with character and owners who value care over speed. We keep our list short so every home has our full attention.

What do you charge to sell a home?

A fee agreed in writing before we begin, payable only when your home sells. Preparation, photography and film are included.

Which areas do you cover?

Homes across the metro area, from the park edge and the old town to the lake shore and the wooded hills to the north.
